## Quick Answer

First-time greenhouse owners most often buy too small, overlook winter sun when choosing a location, skip permit checks, and rush the foundation and installation. Once they're growing, overheating, overwatering, and missed seasonal maintenance are the most common struggles. Nearly all of these are easy to avoid with a little planning, and BC Greenhouse Builders can help you set up your greenhouse for success from day one.

There's nothing quite like the first season in a new greenhouse. The seed trays are lined up, the plans are big, and every sunny day feels like an invitation to step inside.

It's also a season of learning. Most first-time owners run into a few of the same surprises, from a greenhouse that fills up faster than expected to a spring afternoon that turns the space into a sauna. The good news is that almost all of them are predictable, and most are easy to avoid with a little planning.

After 75 years of helping growers plan, build, and enjoy their greenhouses, the team at BC Greenhouse Builders has seen these patterns again and again. Whether you're heading into your first winter with a new greenhouse or planning a spring build, here are the 10 mistakes we see most often, from planning to building to growing, and how to steer clear of each one.

## 1. Why is buying too small the most common greenhouse regret?

Ask almost any greenhouse owner what they would change, and the answer is usually the same: they wish they had gone bigger. Most people fill their greenhouse within the first season or two.

### Why it happens

It's natural to size a greenhouse around the plants you have today. But once you add a walkway, a potting area, seed trays, tall crops, and maybe a chair for your morning coffee, a greenhouse that felt roomy on paper can feel snug fast.

### How to avoid it

- **Plan for year three, not just year one.** List what you want to grow now and what you might want to try once you have more experience.
- **Leave room to move. **A comfortable walkway lets you carry trays, turn around, and work without squeezing past plants.
- **Save space for work.** A dedicated spot for potting, tools, and supplies keeps the greenhouse calm and usable.
- **Size up if your yard allows. **Adding a few feet at the start is far simpler than adding a second structure later.

> *PRO* TI*P:* Cross Country Greenhouses by BC Greenhouse Builders are built in 2-foot increments, so you can size your greenhouse to fit your space instead of settling for a standard footprint.

Working with a tighter yard? Our [Small Yard, Big Harvest](https://blog.bcgreenhouses.com/small-yard-big-harvest-greenhouse-options-for-urban-gardeners) post covers smart ways to make a compact greenhouse feel bigger.

## 2. How can the wrong location work against your greenhouse?

The spot that looks sunny in July can sit in shadow all winter. Location affects light, temperature, drainage, and even how often you'll actually use your greenhouse.

### Why it happens

Most people choose a location during the warmer months, when the sun is high and the whole yard looks bright. In fall and winter, the sun sits lower in the sky, and trees, fences, and your home can cast much longer shadows.

### How to avoid it

- **Check your winter sun. **Look at your chosen spot in the morning, midday, and late afternoon. Taking a phone photo at the same time each day can reveal patterns quickly.
- **Look for level ground with good drainage. **Avoid low spots where water collects after rain.
- **Think about wind. **Exposed sites need a well-anchored greenhouse with a frame built to handle it.
- **Plan the path. **Consider how you'll get there from the house, where your hose will reach, and how materials will get to the site on delivery day.
- **Keep it close. **A greenhouse that's easy to reach gets used more often, especially on cold or rainy days.

![Illustration showing the best greenhouse location on a property based on winter and summer midday sun angles, with the sunniest open area rated excellent.](https://blog.bcgreenhouses.com/hs-fs/hubfs/Stock%20Images/Capture-Mar-15-2024-06-15-22-2925-PM.png?width=438&name=Capture-Mar-15-2024-06-15-22-2925-PM.png "Illustration showing the best greenhouse location on a property based on winter and summer midday sun angles, with the sunniest open area rated excellent.")

## 3. Why should you check permits before you order?

Permit rules, local bylaws, and HOA or strata guidelines can affect your greenhouse size, height, foundation, and placement. Checking first saves you from having to redesign later.

### Why it happens

Many people assume a backyard greenhouse never needs a permit. Some don't, but many do, and the rules vary widely from one municipality to the next.

### What to check

1. Size and height thresholds that trigger a permit
2. Setbacks from property lines, fences, and other buildings
3. Different rules for attached and freestanding greenhouses
4. Foundation requirements
5. HOA or strata guidelines on style, color, or placement

### How to avoid surprises

Call your local building department early in the planning process. Share your planned size, location, and foundation type, and ask what they need to see from you. If you have questions about your specific model along the way, our team is always happy to help.

## 4. How do you choose glazing that matches your growing season?

Glazing is much easier to choose once you know how you want to grow. Start by deciding whether you want a cool house, warm house, or hot house, then pick the glazing that supports that goal.

### Why it happens

It's easy to choose glazing based on looks or price alone. But glazing affects light, heat retention, and how steady the temperature feels inside, which all shape what you can grow and when.

### Start with your growing season

![](https://blog.bcgreenhouses.com/hs-fs/hubfs/social-suggested-images/Traditional%20Single%20Glass.jpg?width=350&name=Traditional%20Single%20Glass.jpg)

#### Cool House

Ideal for spring starts, fall extension, and protecting hardy plants through winter.

![](https://blog.bcgreenhouses.com/hs-fs/hubfs/Greenhouse%20Exterior/Pacific-20x30-Twinwall-11-jpg.jpeg?width=350&name=Pacific-20x30-Twinwall-11-jpg.jpeg)

#### Warm House

Keeps things growing through most of the year with some added heat.

![](https://blog.bcgreenhouses.com/hs-fs/hubfs/Cottage%2012x28%20double%20glass%20low%20e.%20(2).png?width=350&name=Cottage%2012x28%20double%20glass%20low%20e.%20(2).png)

#### Hot House

Supports year-round growing and tropical plants that need steady warmth.

### Match your glazing to your goals

- **Single Pane Glass: **A classic look with maximum clarity, well suited to milder climates and three-season growing.
- **Twinwall Polycarbonate: **Diffuses light and adds insulation, a great fit for spring and fall growing.
- **Fivewall Polycarbonate:** A highly insulating, more affordable option for colder climates and winter growing.
- **Double Pane Glass:** A clear glass look with better temperature control, ideal if you want beauty and year-round comfort.

> PRO TIP: All BC Greenhouses can be customized with mixed glazing. You can enjoy the look of glass sidewalls with insulating polycarbonate on the roof.

Explore all of your options on our [Glazing Systems](https://www.bcgreenhouses.com/greenhouse-buying-tips/glazing-systems/) page.

## 5. When should you plan water and power for a greenhouse?

Before your foundation goes in, running water and electricity is much simpler before the ground is covered and the greenhouse is built.

### Why it happens

Utilities often feel like a "later" project. Then later arrives, and you're dragging hoses across the yard, stringing extension cords, or trenching through a finished landscape.

### What to plan for

- **Water access: **A hose bib close by or a water line run into the greenhouse
- **Power needs: **Fans, heaters, lighting, and heat mats for seed starting
- **Outlet placement: **Keep outlets and switches in spots that stay dry and out of the way
- **Professional help: **Work with a licensed electrician for permanent power and check your local code

If you're planning an attached greenhouse, you may be able to use existing water and power hookups on the outside of your home, which can simplify things.

## 6. Why does your greenhouse foundation matter so much?

Every greenhouse needs a foundation, and the most important thing it can be is level and square. It's the base everything else depends on.

### What goes wrong

A foundation that's out of level or out of square can cause alignment issues with the frame and panels. That can mean panels that don't line up and an installation that takes far longer than it should.

### How to choose the right foundation

#### Wood Foundation

Pressure-treated or cedar wood is readily available and easy to adjust if you decide to move or extend your greenhouse in the future.

#### Concrete Foundation

Offers long-lasting durability and protection from the elements. It's especially important for heavier glass greenhouses.

Once your foundation is built, measure both diagonals. If they match, your foundation is square. BC Greenhouse Builders provides all the hardware you need to anchor your greenhouse firmly in place.

Our [Foundation Guide](https://www.bcgreenhouses.com/resources/ebook-essential-guide-to-foundations/) covers each option step by step.

## 7. What should you know before delivery day and installation?

A little preparation makes delivery day and installation smoother, faster, and much less stressful.

### Delivery day

Greenhouse shipments are bigger than most people expect. An 8x12 glass greenhouse weighs approximately 1,200 lb / 544 kg and arrives with around 800 parts, including hardware. Deliveries are curbside, so make sure you have the people and equipment you need to unload safely. It also helps to have a clear, covered space ready to lay out and organize parts.

### Installation

- Review your packing list and written instructions before you begin
- Watch the installation videos on our [YouTube channel](https://youtube.com/playlist?list=PL-9j984gw9NwFkAc84n-STKD2s5frqdG5&si=k0N_fvk0MrlXYYoO) for helpful tips
- Confirm your foundation is level, square, and ready
- Give yourself time, since rushing is where most installation mistakes happen

## 8. Why do greenhouses overheat, even in cool weather?

Greenhouses are designed to capture heat, and they do it well. On a sunny spring, fall, or even winter day, a closed greenhouse can warm up much faster than the air outside.

![canada or caribbean](https://blog.bcgreenhouses.com/hs-fs/hubfs/Blog%20Content/canada%20or%20caribbean.jpg?width=1206&name=canada%20or%20caribbean.jpg "canada or caribbean")

### Why it happens

Many new owners assume a cool day means a cool greenhouse. With vents closed and the sun shining, temperatures inside can climb quickly and stress your plants before you notice.

### How to avoid it

- **Let your roof vents do the work. **Roof vents on BC Greenhouses use solar-powered openers that respond to temperature on their own, opening as the greenhouse warms.
- **Add a cross breeze. **Side vents or louvres pair with roof vents to move hot air out and pull fresh air in.
- **Keep air moving. **A small circulation fan prevents hot spots and helps reduce condensation.
- Plan for summer shade. [Shade cloth](https://www.bcgreenhouses.com/product/shade-cloth/) blocks intense sun and keeps temperatures more comfortable.
- **Track your temperature.** A simple min/max thermometer helps you learn how your greenhouse behaves through the day.

Explore all of our [vents and vent openers](https://shop.charleysgreenhouses.com/collections/vents-vent-openers), or read [What Are the Best Greenhouses for Hot Climates?](https://blog.bcgreenhouses.com/greenhouse-for-hot-climates) for more on staying cool.

## 9. How much should you water plants in a new greenhouse?

Usually less than you'd expect. Plants in a greenhouse are protected from wind and drying weather, so soil often stays moist longer than it would outdoors, especially in the cooler months.

### Why overwatering happens

It's easy to water on the same schedule you use in the garden, or to water whenever a plant looks tired. Crowding plants close together adds to the problem by trapping moisture between leaves.

### Signs you're overdoing it

- Condensation that lingers well past midmorning
- Fungus gnats hovering around damp soil
- Powdery mildew or grey fuzz on leaves
- Algae forming on pots or floors

### Better watering habits

- Check the soil with your finger before watering
- Water in the morning so leaves and soil can dry before nightfall
- Water deeply and less often
- Empty trays and saucers after watering
- Leave space between plants so air can move freely

## 10. What seasonal maintenance do first-time owners forget?

A well-built greenhouse is low maintenance, not no maintenance. A few quick seasonal checks keep it working the way it should for years to come.

### What gets missed

- Cleaning glazing so dirt and film don't block valuable light
- Checking seals and weather stripping for wear
- Testing vent openers, since a vent that stops opening may just need a new power tube
- Clearing heavy snow from the roof
- Clearing out debris and spent plants where pests can hide

### A simple seasonal rhythm

- **Spring: **Clean glazing inside and out, test vent openers, and check doors and seals.
- **Summer: **Put up shade, keep vents and fans clear, and watch for pests.
- **Fall: **Deep clean, remove spent plants, check weather stripping, and get your heating plan ready.
- **Winter:** Gently sweep heavy snow from the roof, keep a path clear, and vent briefly on mild days.

## How do you set your first greenhouse up for success?

Most first-time greenhouse mistakes come down to the same thing: small decisions made without the full picture. Plan your size, location, and glazing around how you want to grow. Give your foundation and installation the time they deserve. Then build a few simple habits around airflow, watering, and seasonal care.

Every experienced grower started somewhere, and many of these lessons come from hard-earned experience. You get to skip ahead.

Whether you're planning your first greenhouse or settling into one, the team at BC Greenhouse Builders is here to help. We'll walk you through size, placement, glazing, and foundation options so your greenhouse fits the way you want to grow from day one.
